Recent land auctions have increased the value of a hectare of agricultural land by 4.5 times

According to the "Land Bank," from February 24 to 28, 18 auctions for the sublease of state agricultural land took place in the "Prozorro.Sales" system in Vinnytsia, Kyiv, Zhytomyr, Odesa, Mykolaiv, Kirovohrad, Ivano-Frankivsk, and Khmelnytskyi regions. The total area of the plots reached 2,890 hectares, and the total result of the auctions was 45 million hryvnias. Taking into account VAT, the potential economic effect could be 54 million hryvnias.

79 participants competed for the lots. The average cost of subleasing one hectare, based on the results of the auctions, was 15,582 hryvnias, and land prices increased by an average of 4.5 times. In this regard, the "Land Bank" noted that the most expensive lot of the week was a plot of 1186.2 hectares in the Mykolaiv region. Five participants fought for it, raising the initial value to 16 million hryvnias. As a result, the price per hectare increased to 13.5 thousand hryvnias.

It should be noted that in January, an online auction for the sublease of agricultural land took place in the Kirovohrad region on "Prozorro.Sales". The starting price was over 13.6 million hryvnias, and as a result of the auction, it was increased to 75.4 million hryvnias, which became the highest figure since 2021.

It should be noted that since the opening of the land market on July 1, 2021, 604,000 hectares of land have been sold in Ukraine, which is 3.4% of the area that was previously subject to a moratorium. According to the Prime Minister of Ukraine, Denys Shmyhal, the mass land sales that some experts feared did not occur. He noted that thanks to the launch of the "Land Bank" project, 344 million hryvnias were received into the budget from land leases at online auctions last year. It should be noted that, in addition, the head of government added that 58.7 million hryvnias have already been attracted in 2025 through "Land Bank" auctions. The Prime Minister of Ukraine emphasized that such results show Ukraine's progress in working on transparency, digitalization, and electronic services.
