The most expensive agricultural land in the Mykolayiv region

Analytical data of the updated online map of land purchase and sale agreements of Ukraine indicate that the highest weighted average price per hectare of land was established in the Mykolaiv region. There it reaches UAH 67,000. At the same time, the lowest figure in the Chernihiv region is UAH 12,000.

As noted by a number of mass media, according to the results of February 2023, the weighted average price for 1 hectare of agricultural land was fixed at the level of almost UAH 39,000.

We would like to add that in February of this year, the total number of transactions in the field of land purchase and sale reached 2,473. We note that this number includes land plots for commercial agricultural production. The total area of these shares is 6,759 hectares.

The main results of February are as follows:
weighted average value of the concluded contract for 1 plot of land - UAH 38,980;
the total number of land plot sales agreements – 2,473;
the total area of sold shares is 6,759 hectares;
the average size of the sold plot is 2.73 hectares.

As of February 24, 2022, a total of 52,700 deals covering an area of over 99,500 ha have been concluded on the land market of Ukraine.

"The most active regions (in terms of land area for which transactions were registered) were Dnipropetrovsk Region (10,200 ha), Poltava Region (10,000 ha), Kirovohrad Region (10,000 ha), Vinnytsia Region (9,900 ha), Khmelnytskyi region (9.7 thousand ha)," says the Ministry of Agrarian Policy and Food of Ukraine.

In general, as of today, over the entire period of the land market's functioning, 153.7 thousand land deals have been concluded for an area of more than 344 thousand hectares. The leaders in terms of land areas for which transactions were recorded for the entire period are: Kharkiv Oblast (40.8 thousand hectares), Dnipropetrovsk Oblast (31.5 thousand hectares), Poltava Oblast (28.5 thousand hectares), Kirovohrad Oblast (28.3 thousand hectares), Khmelnytskyi (21.5 thousand hectares).

"The average price of 1 hectare of land in Ukraine is UAH 39,000. This indicator was obtained on the basis of 125,397 land sales agreements covering an area of 284,483 hectares," the Ministry notes.

In February 2023, a hectare of land under purchase and sale contracts was valued the highest in Ivano-Frankivsk region — 167.9 thousand UAH, Lviv region — 128.1 thousand UAH, Kyiv region — 74.6 thousand UAH, Vinnytsia — 60.8 thousand UAH and Zakarpattia — UAH 50.3 thousand.
